Crebilly Farm Update 2/23/20

Dear Friends,

Please forgive my tardy update from last Wednesday’s Planning Commission meeting regarding the ‘alternate conceptual plan’ (AC Plan) being presented by Toll Brothers.  There was a much better turnout from the public and I cannot thank those who were in attendance enough.  So- thank you!  It is so important we fill the seats at these meetings.  Westtown Township will not succeed without members of the public present.  Please keep up the good work!

Please mark your calendars for the next Planning Commission meeting regarding the ‘AC Plan:’
Wednesday, March 4th, 7:30PM  Westtown Township Building, 1039 Wilmington Pike, West Chester
*There will be time for public comment so please come prepared to ask questions and comment

I will try to reiterate where we are at the moment because it can be very confusing:
1) The first Crebilly application, Crebilly I, is now dead.  No more court; Toll decided not to appeal.
2) The second application, Crebilly II, is still in the Westtown Township Board of Supervisors Conditional Use Hearing process with the next hearing scheduled for March 25th (please see front page of CrebillyFarmFriends.com for all upcoming hearing/meeting dates, times and locations).
3) In the meantime, Toll Brothers is in the process of presenting ‘supplemental material’ to the Westtown Planning Commission for the AC Plan.  At this time, this plan is not an official application.  The AC Plan is the first to show any kind of compromising on the part of the developer.  It is also the first time the developer has made an effort to work with the township in an iterative fashion.  Let’s hope this continues.
4) The AC Plan is Toll’s attempt to begin to address the 58 Conditions from the PC.
5) There are two more PC meetings scheduled for the AC Plan, next one March 4th.  By law, these meetings must be completed five days prior to the next BOS hearing scheduled March 25th.

For those who would like to view the latest PC meeting regarding the AC Plan, here is the link:

I always appreciate the words spoken by respected historian, conservationist and Township Planning Consultant, John Snook.  He has a gift of being diplomatic through kindness and humor and in the same breath, very direct.  I like that.  He acknowledged Toll’s new willingness to cooperate more with the PC’s recommendations to the BOS.  Yet Mr. Snook also pointed out that Toll is not meeting the requirements of the new Comprehensive Plan, approved last Spring.  He stated that the new ordinances are very clear and that more needs to be done on the part of the developer.  I couldn’t agree more.

On that note, may you all enjoy what is left of this beautiful Sunday in February.  Thank you all for your continued support of Westtown Township and the pursuit of the best possible outcome for Crebilly Farm and our community.  See you March 4th.

If not you, then who?

Sincerely,
Mindy Rhodes

  1. Hi. Thanks for leading the continued fight. We are all behind you!

Quick question- how much is Crebilly (conditionally) sold (or selling) for? Or what is the estimate?

    1. Dear Mr. Reagoso,
I apologize for my tardy response to your question. Truthfully, the answer to your question has been kept private between the land owners and the developer.
That number has been speculated all over the place. Sorry I cannot be more helpful.
      Thank you,
      Mindy
